Flooring and Foundations for Workshop Use
The floor is the most important element of any workshop shed. A weak floor that bounces underfoot makes precision work difficult and can even be dangerous with heavy machinery.
We strongly recommend a concrete pad or reinforced timber base for any workshop over 8×6. For a concrete base, a 75mm slab on compacted hardcore is ideal. We can either pour this ourselves or work with your existing base if it's level and in good condition.
For customers who prefer a quicker, more affordable option, our pressure-treated timber bearer system works well for medium-duty workshops. The bearers sit on a levelled gravel bed and provide excellent ventilation underneath the shed, reducing moisture buildup.
Inside the workshop, our standard 19mm T&G floor is suitable for most hobbyists. For heavier use — car maintenance, metalwork, or storing heavy machinery — we recommend upgrading to our 22mm heavy-duty floor or laying a sheet of 18mm plywood over the standard boards for extra rigidity.
Electrics, Lighting and Insulation
Most of our West Lothian workshop customers want electrical supply for power tools, lighting and occasionally heating. While we don't carry out electrical installation ourselves, we work closely with local electricians who specialise in garden building connections.
A typical workshop electrical setup includes:

Planning Permission for Workshop Sheds in West Lothian
Under Scottish permitted development rights, most workshop sheds don't require planning permission provided they meet these conditions:
• The building is within the curtilage (boundary) of your property
• It's not forward of the principal elevation (front of the house)
• The total height doesn't exceed 4 metres (apex) or 3 metres (pent/flat roof)
• The total area of all outbuildings doesn't exceed 50% of the garden
West Lothian Council follows the same national permitted development rules as the rest of Scotland. For most detached and semi-detached properties in areas like Livingston and Bathgate, a workshop of up to 16×10 will comfortably fit within these limits.
